Ipoteka Bank Expands Mortgage Scoring to Factor in Informal Income

Ipoteka Bank (OTP Group) has begun factoring in informal sources of income when approving mortgage loans for individuals in Uzbekistan’s primary housing market.

The bank is applying a more flexible approach to evaluating borrower solvency. Applications will now consider not only official salaries, but also income from entrepreneurship, self-employment, and other regular inflows, including informal earnings. This is particularly relevant for self-employed individuals, business owners, and borrowers with multiple income streams.

Depending on the chosen program, interest rates range from 16.99% to 23% per annum, with down payments of 15% to 26%, loan terms up to 20 years, and a maximum loan amount of up to 1.7 billion UZS. Exact terms depend on the selected product, region, and individual application review results.

The new option is available to clients across Uzbekistan. The bank emphasized that flexible income assessment does not mean automatic approval: each application is reviewed individually based on borrower solvency and program requirements.
